Subdivisions/
Redefinitions Plans |
The subdivision of land by Torrens Title requires
the lodgement of a plan at the Land Titles Office
after the approval of the relevant Council.
Most strata plans now require the lodgement
of a plan of redefinition and connection to MGA
before the strata plan can be registered.
Primary application plans are prepared when converting
Old System title land to Torrens title. To be
able to do a strata subdivision of qualified and
limited title Torrens title land a plan needs
to be lodged to convert the land to full Torrens
title.
Subdivision plans can be two block subdivisions
such as duplexs and dual occupancies to three
and four block subdivisions through to large scale
greenfield developments with large numbers of
new lots.

| Golf
Course Surveys |
For the development of a new golf course a detail
survey of the land to be developed needs to be
carried out.
For the mapping or redevelopment of an existing
golf course a detail survey is required.

| Volume
Surveys |
Councils and other bodies are required to provide
details of land fill and stockpile information
to the EPA every six months. A volume survey calculates
the difference between the previous survey and
the present state of the affected area.
Volume surveys can also be carried out on sites
requiring excavation to determine the amount of
excavated material. A before and after excavation
survey is required to accurately calculate the
amount of excavated material.

| Identification
Surveys |
An identification survey shows the location of
any improvements on a lot in relation to the boundaries
of the land.
When purchasing a residence using finance the
lender can require that an identification survey
is carried out to ensure that there a no encroachments
by or upon the subject property.
An identification survey can also be carried
out if there are arguments over the location of
a building or fence on or near a boundary.
